Ordering a modular building

Sourcing the right modular building can be a stressful enough task without the added hassle of any additional hurdles. Finding the right supplier who has experience in constructing the type and style of building you want and at the right price; a supplier who can also deliver on time and on budget, requires either extensive experience or detailed, time-consuming research, especially if you are not familiar with the portable building sector or have no experience.

When we examine all the other elements that are inherent in acquiring and siting a modular building it quickly becomes clear there are many other reasons why.

As mentioned above, the sheer scale of the types of buildings, quality standards and manufacturing suitability is a minefield to be navigated but then further complications arrive.

Additional steps to take when ordering a Modular Building.

Building Regulations

Building regulations are the first obstacle to be navigated, but GCS are happy to offer their services here, or you can manage them yourself, but building regs are mandatory for a modular build. The design and full specifications of the building will be required, however, this will generally be produced in consultation with you. With GCS, this is all part of the service.

Foundations

The building’s foundations are the next hurdle. Every modular building needs to be lifted by crane onto a pre-prepared site which clearly needs to be level and capable of bearing the weight of the structure. The type of foundations will be dictated by ground conditions but might be what we call a Jack-Pad solution, or if not, either a solid concrete foundation or individual concrete blocks sited to coincide with the support structure of the building, again GCS can advise the appropriate solution.

Landscaping

Landscaping is the next area that needs addressing. Will the site require a little aftercare to restore the site to its former appearance? Maybe footpaths or steps or other accessibility issues will need looking at. GCS can manage this aspect for you if you don’t have your own contractors.

Utilities

Then finally, connection to the utilities – electrics, plumbing, sewage and information technology. All of these need to be organised and coordinated with the installation. Once more these conversations can be instigated locally by yourselves or organised by the modular supplier.
